⚠️ Section 24 — Finance Cost Restriction

Mortgage interest relief fully restricted since April 2020.
Landlords can no longer deduct mortgage interest from rental income. Instead, a 20% tax credit on finance costs applies. Higher-rate taxpayers are significantly impacted.

Before Section 24: Deduct mortgage interest → pay tax on net profit

After Section 24: Pay tax on gross profit → 20% credit on finance costs

Example: Rent £15,000, mortgage interest £9,000, other costs £2,000
Taxable profit = £15,000 − £2,000 = £13,000
40% tax on £13,000 = £5,200
Minus 20% credit on £9,000 = £1,800
Tax bill = £3,400 (vs £800 under old rules)
